  • A recent client instructed us after their Level 2 homebuyer survey raised concerns about the roof. Roofing contractors had subsequently provided conflicting advice, including suggestions that the property required a complete new roof costing approximately £15,000.

    Our independent inspection established that the roof was aged but remained serviceable. We identified several defects requiring attention, but found no evidence that complete replacement was immediately necessary. We estimated that approximately £3,000–£5,000 of targeted work would bring the roof up to a watertight standard in the short term.

    This gave the buyer clearer information, a realistic basis for further discussions and the confidence to keep the purchase moving.

In most cases, our drone equipment allows us to inspect pitched roofs, chimneys, valleys, flat roofs and other difficult-to-see areas without scaffolding or physically accessing the roof. Where drone use is not possible, we may be able to use alternative inspection methods, subject to access and prior agreement.

This is generally a head-and-shoulders inspection from the loft hatch unless further access has been specifically agreed. Stored belongings, insulation, linings and restricted access may prevent some areas from being examined.
