Verton Aerial - Pre-Purchase inspections

Understand the true condition of the roof before you commit to buying

Has your homebuyer survey highlighted possible roof defects or recommended further investigation?

Verton Aerial provides independent pre-purchase roof surveys across Yorkshire and the North of England. Our detailed inspections help buyers understand the condition of a property’s roof, the seriousness of any defects and the likely work required before they proceed with their purchase

Why obtain a specialist roof survey?

General property surveys are necessarily broad and are often completed from ground level, meaning roof related concerns may be recorded with a recommendation for further specialist investigation.

Verton Aerial combines professional drone technology with decades of practical roofing experience. We examine the roof closely and provide a clear, evidence based opinion without trying to sell the resulting repair work.

What the inspection includes

  • Roof coverings, ridges, hips and verges

  • High-resolution drone inspection of accessible roof areas

  • Chimneys, flashings, flaunching and masonry

  • Flat roofs, dormers, valleys and roof junctions

  • Gutters, rainwater outlets and visible drainage defects

  • Rooflights, penetrations and adjoining details

  • Loft inspection where access has been arranged

  • Defect grading by urgency

  • Clear photographic evidence and annotations

  • Explanation of recommended remedial work

  • Budget-level repair estimates where appropriate

Why use Verton Aerial?

  • A Level 2 or Level 3 survey has highlighted roof concerns

  • A surveyor has recommended further specialist investigation

  • Contractors have given conflicting opinions

  • The roof cannot be adequately viewed from ground level

  • The property has an aged, unusual or extensively altered roof

  • The buyer wants to understand likely repair costs before exchange

  • There are concerns about previous workmanship or recent roof alterations

Example Case Study

  • A recent client instructed us after their Level 2 homebuyer survey raised concerns about the roof. Roofing contractors had subsequently provided conflicting advice, including suggestions that the property required a complete new roof costing approximately £15,000.

Our independent inspection established that the roof was aged but remained serviceable. We identified several defects requiring attention, but found no evidence that complete replacement was immediately necessary. We estimated that approximately £3,000–£5,000 of targeted work would bring the roof up to a watertight standard in the short term.

This gave the buyer clearer information, a realistic basis for further discussions and the confidence to keep the purchase moving.
